NAKED HOMEBUYER?
Think that's a silly question? Think again!
Picture this …
You scout around on the internet or drive around your favorite neighborhoods only to see a "For Sale" sign on a home listed by an agent. Great! Your favorite neighborhood has a house for sale that, by all accounts, looks great!
Eagerly, you call and find out everything you want about this house. It sounds more and more perfect for you. You quickly make an appointment to go and meet up with the listing agent to see this home.
At this point, you have started stripping … clothes coming off one by one …
You walk through this home and talk price and terms with the agent. They're real excited that someone has an interest. Of course, everything is wonderful ….
More clothes come off…
You go home and eagerly discuss it with friends and relatives. You call the agent and say you want to make an offer on the house. Great! They say … come on over!
Well, although you had clothes on when you started the deal, but all accounts you are NAKED.
Yep, naked as a jay bird!
Why you say?
Because.
Because why?
Because … The agent REPRESENTS the seller … NOT YOU! Why should you be given the best terms? Why should you be told what the seller paid for it, and when? Why should you know what other homes sold for in the neighborhood?
The fact is … you WON'T be told anything. They represent the Seller. You, my dear, are a customer…not a client. And there's a BIG DIFFERENCE between the two!
The saddest part is that you could have been represented … FOR FREE!
Nothing is for free you say.
THINK AGAIN!
Sellers pay buyer's agents on listings with real estate agents. That's a fact! Your purchase price is NOT reduced, there are no agency fees out of your pocket, and you get complete representation for FREE!
Again, FREE!
How is that possible? Let me explain how the real deal works.
When a seller wants to list his property with a real estate office, the very FIRST THING he signs is an Exclusive Agreement to Sell. That is his first document he signs creating an agency agreement between the seller and the broker. That is also when the commission rates are determined and decided upon.
Let's say the seller agrees to pay the broker a six percent commission to sell his house. When a selling agent brings a buyer, he usually splits that six percent commission with the listing agent. Thus, in most cases, both agents (sellers and buyers) get three percent each. But, and I say, BUT … if you approach a listing agent as "Mr. Nice Guy off the Street or Web" and want to make a deal without an agent of your own, the listing agent GETS THE FULL SIX PERCENT COMMISSION, since he does not have to share it with a buyer's agent! Did the purchase price get reduced by this non-shared portion? Absolutely NOT! That deal was made well before you even made an offer. Now you know why the listing agent is SMILING SO BROADLY! He's not even noticing you're naked … he is just seeing the dollar signs!
So, not only is the listing agent getting the FULL COMMISSION, you are standing there UNPROTECTED and very much NAKED!
Now do you understand?
Why on earth would you NOT want to be represented? It's not costing you a penny, AND what it is giving you is negotiating power, knowledge, experience, expertise and PEACE OF MIND.
Be a smart shopper and buyer. If you want to run around your house naked AFTER you buy and close the deal ... that's up to you. but, when you are just starting out and considering purchasing ... keep your clothes on and let an expert help you out!
