The Importance of Competitve Pricing

When You are Selling Your Home

Everyone wants to get the most money for their homes.  I know I would!  One of the most important aspects of marketing your home is setting a realistic and competitive asking price.  In addition to assessing the good and bad points of your home, you must have an understanding of the local housing market in order to set your competitive price.

You may find it helpful to review the following points that affect the pricing of your home:

Factors that Affect Your Asking Price:

  • Location, square footage, and condition of your home
  • Level of demand for homes in your area
  • Amount of competition in your area and price range
  • Recent sales price of homes of similar size in your location
  • Availability of financing and interest rate levels
  • How quickly you need to sell
  • Whether you need to sell in order to finance the purchase of another home

Factors that Do Not Affect the Asking Price:

  • What you originally paid for your home
  • The cost of improvements you have made to your home
  • What it would cost to building your home today
  • How emotionally attached you are to your home

Dangers of Overpricing:

  • Qualified buyers will not consider your home, believing it to be financially "out of reach"
  • Your home is on the market a long time, growing "stale" and increasing the perception that there is something wrong with it
  • Greatest interest is 30-60 days of first listing.  An overpriced home misses out in this crucial time period
  • Your home helps similar homes that are priced more competitive and they sell faster.  It demonstrates these other homes offer a good value
  • Lowering your price later gives the impression that your home is not wanted

Depending upon your reasons for selling, it is most important that you price your home as competitively as possible.  We can discuss various "bonus or incentive" options to attract Buyers, as well as other real estate agents who have buying clients, such as:

  • Assist with Buyer's closing costs
  • Decorating allowances for furniture, flooring, etc.
  • New appliances
  • Prepaid HOA fees for a certain length of time
  • Home warranty on present appliances
  • Bonus to selling agent
  • Many other options

As your real estate agent, I will have your home listed in Atlanta InTown and Buckhead InTown magazines.  It will also be listed in MLS and FMLS.  I can offer Open Houses to the public, as well as agent Caravans.  Internet marketing is a big factor with CraigsList and other websites.  I can also do reverse prospecting with other real estate agents alerting them to when your home matches their prospective Buyers.  Listing in Atlanta Real Estate This Week magazine distributed to ovr 10,000 agents weekly.  Listing on virtual tour sights.

Our office has a lot of street traffic and your listing will be displayed prominently in our front window.  Postcards will be mailed out to prospective Buyers also.

You can be assured as your real estate agent, I will give you the attention you deserve and keep you constantly updated on the progress of the sale, as inquires are received and interest generated.  You will have access to an exclusive feedback site that will allow you to have 24-hour access to comments received from agents showing your property.

I treat my clients the way I want to be treated!
